Why This Ashland Condo Sold in Just One Day

When a home goes under contract almost as soon as it hits the market, I usually hear the same question:

"How did it sell so fast?"

Some people assume it was luck.

Others think there must not have been any other homes for sale.

The truth is, homes that sell quickly often have something in common. A lot of preparation happened before the listing ever went live.

Recently, I listed a condo in Ashland that sold in just one day. It received multiple offers and ultimately sold for more than the asking price. While every home and every market is different, this sale is a great example of what can happen when a seller is willing to invest a little extra time before putting a home on the market.

It Started Before the "For Sale" Sign

One of the biggest mistakes I see is homeowners thinking the selling process begins the day the listing goes live.

In reality, that's where all of the preparation pays off.

Before this condo was photographed, we focused on getting it ready for buyers.

We removed unwanted furniture, personal belongings, and anything else that distracted from the space. Buyers want to imagine their own furniture and memories in a home. That's much easier to do when rooms feel open and uncluttered.

Next came the deep cleaning.

The windows were professionally washed. The condo was cleaned from top to bottom. Every surface was ready for buyers.

Those details may seem small, but buyers notice them. Clean windows let in more natural light. Fresh-smelling rooms make a home feel cared for. A spotless kitchen and bathrooms leave a lasting first impression.

Staging Isn't Decorating

One of the best decisions the seller made was hiring a professional stager.

People sometimes think staging is simply adding furniture or decorating a room.

It's much more than that.

Professional staging helps buyers understand how each room can function. It creates balance, highlights the home's best features, and helps buyers picture themselves living there.

That emotional connection matters.

When buyers walk into a home and can easily imagine it becoming theirs, they're much more likely to make an offer.

A Pre-Listing Home Inspection

Another step we took was ordering a pre-listing home inspection before the condo ever hit the market.

I recommend this whenever it makes sense for the seller.

Instead of waiting for a buyer's inspection to uncover surprises, we already knew the condition of the home. That gave the seller the opportunity to address concerns ahead of time and helped buyers feel more confident about what they were purchasing.

No home is perfect, but transparency goes a long way.

Marketing Still Matters

Once the condo was ready, it was time to show it at its very best.

We scheduled professional photography, created a professional video, and added a 3D floor plan.

Today's buyers almost always begin their home search online.

If your home doesn't stand out there, many buyers won't schedule a showing.

Your first impression usually happens on a phone screen, not at the front door.

What About the Price?

Whenever I share a story like this, someone usually asks if we intentionally priced the condo low to create multiple offers.

The answer is no.

The condo was priced competitively based on current market conditions.

Pricing a home correctly doesn't mean pricing it low. It means understanding the market, knowing what buyers are looking for, and positioning the home so buyers recognize the value.

When preparation, presentation, pricing, and marketing all work together, buyers respond.

That's exactly what happened here.

The Best Part Wasn't Selling Above Asking

Selling above the asking price certainly made the seller happy.

But for me, that wasn't the biggest win.

The biggest win was giving the seller choices.

Instead of waiting and hoping an offer would come along, the seller was able to compare multiple offers and choose the one that worked best overall. Price is important, but so are financing, inspection terms, closing dates, and the buyer's ability to get to the closing table.

Having options is a great position for any seller to be in.
